Realtracs, a Nashville-based operator of one of the nation's largest independently developed MLS systems, has expanded its presence in Tennessee by adding the River Counties Association of Realtors (RCAR) and the Great Smoky Mountains Association of Realtors (GSMAR) to its platform. The addition of these two associations brings over 1,700 real estate professionals and 98,000 listing records to Realtracs, increasing its co-ownership group to eight associations. RCAR went live on the platform in August, and GSMAR went live on Monday. Realtracs designs and maintains its own technology stack, which it states allows for quicker adaptation to user feedback and market shifts. Stuart White, president and CEO of Realtracs, expressed enthusiasm for welcoming the new associations, emphasizing the need for MLS partners to provide comprehensive tools for brokers and agents. This expansion occurs as MLSs nationwide are under pressure to modernize their technology, enhance data controls, and navigate evolving commission litigation and listing display policies. By joining Realtracs, members of RCAR and GSMAR gain access to its broker and agent network, in-house tools, and a new data license platform designed to strengthen broker data protections. The co-ownership model allows associations to retain local control over policies and data use while leveraging a shared technology and compliance infrastructure. Realtracs stated its structure is intended to support, not replace, local associations, with RCAR and GSMAR continuing their local operations and governance while participating in Realtracs' collaborative direction-setting. The company plans to work with association leadership and brokers on training and onboarding in the coming months.
