Gail Liniger, a co-founder of the real estate giant REMAX, has died at the age of 81. The company announced her passing on Thursday, highlighting her pivotal role in establishing the agent-centric brokerage model that significantly influenced the residential real estate industry.
Liniger, alongside her husband Dave Liniger, launched REMAX in Denver in 1973. Under their leadership, the company grew into one of the world's largest real estate franchise networks, boasting over 145,000 agents in nearly 8,500 offices across more than 120 countries. Their innovative approach centered on a maximum-commission structure combined with brokerage-level support services, which attracted experienced agents and was widely adopted throughout the industry. This model shifted negotiating power towards agents and contributed to the current landscape of mobile, team- and brand-driven agents.
Dave Liniger described Gail as his partner in every sense, stating she was crucial to REMAX's success and the steady force behind their built enterprise. The company's structure, which allowed top agents to retain higher take-home pay in exchange for marketing, technology, and brand support, anticipated current industry pressures such as rising recruiting costs and margin compression.
Liniger's profile as a leader was further amplified after she survived a near-fatal plane crash in 1983. Her recovery and return to executive roles became a part of REMAX's narrative, emphasizing perseverance and entrepreneurial resilience. She took on the role of CEO in 1991, a period marked by accelerated international expansion and the refinement of franchise systems, positioning REMAX as a global competitor against brands like Century 21 and Coldwell Banker.
Abby Lee, chief marketing officer of Real REMAX Group, lauded Liniger as a rare and remarkable leader who influenced the REMAX brand and the real estate industry immeasurably, fostering a culture of excellence, generosity, and perseverance.
Although Liniger stepped back from daily operations in 2018 and retired from the REMAX Holdings board in 2023, she remained an influential advisor through various market cycles. REMAX extended condolences to her family, agents, and staff worldwide, noting that her example of collaboration, gratitude, and giving will continue to shape the company's culture and philanthropic efforts, including support for Children's Miracle Network.
Liniger's death occurred just days after The Real Brokerage completed its acquisition of REMAX, forming the Real REMAX Group.
