Reframe Systems announced on Monday that it has secured $40 million in new equity financing to expand its network of automated homebuilding microfactories across North America. The funding round was led by Energy Impact Partners, with participation from Counterpart Ventures, E12 Ventures, Global Brain, Thin Line Capital, Up Partners, and the LACI Impact Fund, alongside existing investors including Eclipse, VoLo Earth, Cubit Capital, RA Capital Management’s Planetary Health fund, MassMutual Catalyst, and Nor’easter.
The company intends to use the capital to accelerate home delivery, particularly in New England, and to establish additional microfactories in other regions. Reframe has set an ambitious goal of producing 1 million homes globally by 2040, advancing its original timeline by five years.
Reframe differentiates itself by operating a network of smaller, highly automated microfactories situated close to where homes will be built, rather than relying on a single large modular plant. This approach is designed to offer homebuilders and developers significant advantages in speed, cost, and local adaptability. According to the company, its methods can deliver homes up to three times faster than traditional site-built construction and target a 35% cost reduction. The model also allows for production to be adapted to local zoning, climate conditions, and architectural styles, with robotics handling repetitive fabrication tasks and digital instructions supporting assembly.
This announcement comes amid a significant housing shortfall in the U.S., estimated at 4.5 million homes. Traditional construction methods, which involve a fragmented chain of subcontractors and a diminishing pool of skilled labor, have struggled to meet demand. Many builders are increasingly adopting off-site construction methods, such as modular systems and pre-fabricated panels, to manage timelines and labor risks. Reframe is among several companies seeking to advance this trend by integrating robotics, factory processes, and software into home construction, particularly for smaller projects that have historically been difficult to standardize.
Anil Achyuta, partner at Energy Impact Partners, noted that Reframe stood out for its application of "Physical AI" and manufacturing discipline to the construction sector, highlighting the company's progress from technological validation to scaled deployments and customer acquisition.
Reframe is set to launch its FAB1 microfactory in Billerica, Massachusetts, on October 5. This facility, equipped with less than $5 million in machinery, is designed to produce up to 500 multifamily units or 250 single-family homes annually. The company has already completed 10 homes, ranging from accessory dwelling units (ADUs) to triple-decker apartments, with eight currently occupied. Reframe anticipates delivering 114 additional units across New England and California within the next year.
The company was founded by Vikas Enti, Felipe Polido, and Aaron Small, who previously played key roles in scaling Amazon's automation systems and deploying over 500,000 robots globally. They are now applying similar principles of software-orchestrated automation to the homebuilding industry.
