While not available in all markets, Lennar is focusing these homes in high-growth areas like Arizona and Florida.
The trend toward multigenerational households is supported by data from the Pew Research Center, which shows a steady rise in such living arrangements, with 22% of the U.S. population residing in them in 2024, up from 16% in 2020. Sotheby's International Realty further highlights this market opportunity, estimating that buyers are willing to pay a 22% premium for homes marketed as multigenerational.
Lennar's upcoming luxury community, Greenview at Presidential in Miami, exemplifies this strategy, offering homes priced between $2.5 million and $3.5 million, with flexible floor plans that include select Next Gen designs. Phil Serrate, Lennar's Southeast Florida Division President, noted that multigenerational living is becoming more proactive and its use cases are broadening beyond elder care to include adult children, extended family, and other arrangements benefiting from dedicated living spaces.
Serrate believes this shift is a permanent feature of the housing market, influenced by factors such as rising housing costs, demographics, and lifestyle changes. The Next Gen floor plans typically range from 2,100 to over 3,900 square feet, providing families with the flexibility for comfortable cohabitation while maintaining privacy. Other builders, including PulteGroup and Toll Brothers, are also developing similar multigenerational housing concepts to capture this growing market segment.
