A significant residential development is being proposed for land surrounding West Ham United's London Stadium in Stratford, with property developer Lendlease submitting plans for 782 homes across six towers. The project, located on a vacant plot at Westfield Avenue, aims to transform the area with new housing, shops, hospitality, and entertainment facilities as part of the wider Stratford Cross development.
Lendlease has shifted its focus from commercial to residential development for this site due to a challenging office market. The proposed homes could include a mix of student accommodation and shared living spaces. If approved, the development would be situated approximately 600 meters from the London Stadium and may also feature a pub, takeaway, and a live music venue or cinema.
In parallel, the Greater London Authority (GLA) has commissioned architects, including Populous, to create a masterplan for Stadium Island. This broader plan explores the potential for hotels, hospitality venues, restaurants, leisure facilities, and even a second performance venue around the stadium, with the aim of generating more revenue from the valuable land.
These developments come as London Stadium bosses are seeking permission to increase the number of non-sporting events held at the venue from 10 to 24 per year, alongside adjustments to permitted noise levels. Lendlease has conducted noise measurements to inform sound insulation plans for the residential buildings.
