London is grappling with a scarcity of development land for sports teams aiming to construct new stadiums. The evolving trend in venue development sees stadiums treated as central components of mixed-use districts, designed to generate revenue throughout the year via hospitality, offices, retail, and residential spaces. This approach aims to create long-term real estate value.
Richard Arnold, Managing Director of Wrenbridge Sport, highlighted that modern stadium development is a complex 'concoction' of various income streams, moving beyond single-sponsor models. He noted that property development has become increasingly crucial for football clubs' business strategies, helping them comply with financial fair play regulations by boosting commercial revenues. Arnold stated that sport is now viewed positively for real estate value, with destinations becoming more active 365 days a year, not just on match days. He pointed to Brentford's stadium scheme as an example where viability was prioritized over affordable housing, underscoring the perceived importance of the club's brand to the local borough.
Notable UK stadium projects include Manchester United's proposed Old Trafford regeneration, Birmingham City's Sports Quarter, Everton's new waterfront stadium, and AEG's planned Edinburgh Arena. Glen Sutton, Director at Fulham Pier, emphasized that successful placemaking requires the stadium to be part of a broader destination strategy, rather than an afterthought. He suggested that many projects falter by focusing too heavily on the stadium itself before considering how people will use the wider area.
The London Stadium, originally built for the 2012 Olympic and Paralympic Games, has been modified for multi-use purposes. West Ham United Football Club has a 99-year concession starting in 2016, and UK Athletics has a 50-year concession. The stadium also serves as a major concert venue. West Ham United pays approximately £4.6 million annually in rent, but this amount is set to decrease by about £2.5 million following the club's relegation from the Premier League to the Championship. The London Assembly Economy, Culture and Skills Committee is scheduled to question the Chair of London Stadium LLP regarding the stadium's future and potential additional costs to taxpayers.
