The handover, set for next year, includes an entertainment complex and three office towers, with NWD also providing over HK$3 billion in cash and equivalents to AAHK.
AAHK will assume the business development and management of the project, aiming to create a unique entertainment hub that aligns with the broader SKYTOPIA initiative. This initiative seeks to transform Hong Kong International Airport into a destination that combines aviation services with tourism, cultural attractions, and commercial activities. The office towers and car park of 11 Skies are already operational and are strategically located next to the Hong Kong–Zhuhai–Macao Bridge, targeting companies with interests in Hong Kong and mainland Chinese markets, particularly within the Guangdong-Hong Kong-Macao Greater Bay Area.
Authorities have acknowledged evolving consumer behavior and visitor patterns, leading to a review of the 11 Skies shopping mall's positioning, theme, tenant mix, and operating model. Proposed adjustments include enhancing entertainment and food-and-beverage offerings to boost visitor appeal. The mall is anticipated to open from 2028 onwards, coinciding with other SKYTOPIA components like AsiaWorld-Expo Phase 2 and the Yacht Bay development.
Transport connectivity is considered crucial for increasing footfall to the Airport City area. The Airportcity Link, an autonomous transport system connecting Airport Island with the Hong Kong–Zhuhai–Macao Bridge Hong Kong Port, is scheduled to begin operation this year. Additionally, the Airport Tung Chung Link, under construction, is set to strengthen connections between the airport, Tung Chung town centre, and surrounding commercial areas by 2029.
