ARMLS, HouseCanary expand Google Listings Program in Arizona

Under the terms of the agreement, ARMLS members can choose to opt in, allowing their active listings to appear in a carousel at the top of Google's mobile search results. These listings will be displayed above paid advertisements and will include property details, the listing agent's name, brokerage, and contact options. Consumers clicking through will be directed to a listing detail page with further information and a direct contact button, all in compliance with ARMLS regulations.

HouseCanary noted that this opt-in approach for ARMLS differs from its six other MLS agreements, where brokers are opted in by default. Participation in the program is free for brokerages and agents, with no charges for leads generated. Brokers also have the option to sign up directly with HouseCanary outside of the MLS agreement. Listings for opted-in ARMLS members are expected to go live later this month.

HouseCanary CEO Chris Rediger stated that the program was designed to maximize exposure for brokerages and agents, ensuring that buyers searching for homes in Arizona would see MLS listings with clear broker and agent representation. The Google Listings Program, powered by HouseCanary, is expanding nationwide and already includes several other major MLSs such as Bright MLS and California Regional MLS.

Despite currently being under Chapter 11 bankruptcy protection, HouseCanary affirmed its commitment to continued operations, growth of the listings program, and investment in its services, with an expected emergence from bankruptcy before the end of 2026. The company views the program as a valuable tool for MLSs and brokers to extend the reach of their real-time listing data to consumer search platforms while maintaining prominent branding for brokers and agents.
