As many homebuilders scale back their offerings in the entry-level segment, Valera Homes, a new brand extension from the founders of Houston-based StoneManor Homes, is launching with a contrarian strategy focused on affordability. The new brand will offer homes priced from the $270,000s to $350,000s.
This move comes at a challenging time for budget-conscious buyers, who are facing elevated mortgage rates, higher energy costs, persistent inflation, and weak consumer sentiment, all of which impact monthly payment affordability. Consequently, many builders have resorted to significant incentives to "buy sales" and have shifted their product mix towards move-up, active adult, and luxury segments where buyers typically require fewer concessions.
Companies like Hovnanian Enterprises, Meritage Homes, and M/I Homes have publicly stated their intentions to reduce exposure to entry-level price points. For instance, M/I Homes reported a decrease in its entry-level Smart Series sales share to 43% from 52% a year prior. Beazer Homes executives also indicated an expected double-digit decline in closings below $500,000 by the end of fiscal 2026.
John Tucker, CEO of Valera Homes, believes this industry pivot creates an opportunity. "A lot of builders are getting out of that price point, and that allows us to penetrate quicker," Tucker said in an interview. "We feel like there’s space in there. Those people still need an affordable home right now."
Valera Homes aims to deliver attainable pricing through design and construction standardization and efficiency. Unlike StoneManor Homes' semi-custom approach, Valera will offer a limited selection of five interior and 10 exterior packages, allowing for streamlined purchasing and construction processes. Tucker noted that the homes are designed to be simple to build, which helps lower costs.
The company has strategically chosen locations with favorable land and development costs, focusing on established submarket infill areas in the Houston region close to job centers for its initial four communities. Tucker anticipates Valera Homes will eventually account for about 60% of the company's sales, with StoneManor Homes making up the remaining 40%, aiming for top-line growth with Valera and bottom-line growth with StoneManor.
