LPT Aperture Holdings, the parent company of LPT Realty and Aperture Global Real Estate, has acquired Speculo, an artificial intelligence-powered platform designed for real estate professionals to engage clients and detect consumer intent. The acquisition was announced by the company.

Speculo, which was founded in 2024 by Riley VanderKaay and Bobby Moats, will continue to operate under its existing brand and will remain brokerage agnostic. The company plans to expand its services across the United States and Canada. The financial details of the transaction have not been disclosed.

This acquisition is in line with LPT Aperture Holdings' strategy of investing in independent platforms that support various residential real estate businesses, from individual agents to larger enterprises. Speculo will join other brokerage-agnostic offerings within LPTA's portfolio, such as Reside and AI tools like dezzy.ai.

Speculo's primary product, Remi, functions as an AI "teammate" within a brokerage or team's existing database. It engages clients, identifies shifts in consumer intent, and signals optimal times for human outreach to add value. Since its launch two years ago, Speculo reports having worked with over 300 real estate organizations and facilitated millions of consumer conversations.

Riley VanderKaay, co-founder and CEO of Speculo, stated that the real estate industry has historically focused on lead volume, whereas agents and operators require systems that identify intent. Remi analyzes consumer behavior within existing databases to highlight important conversations and advise agents on when and how to engage.

Robert Palmer, founder and CEO of LPTA, views the acquisition as a means to leverage the data already present in real estate firms' databases. He noted that Speculo has developed the capability to identify which relationships and opportunities require attention, and why and when.

Under the terms of the deal, Speculo will continue to serve clients across different brokerage models, not exclusively LPT Realty. LPTA intends to provide additional resources to accelerate Speculo's product development and growth throughout North America. This acquisition enhances LPTA's AI-supported engagement capabilities, complementing existing tools like dezzy.ai.

The founders of Speculo bring significant operational experience. VanderKaay previously managed a pay-per-click marketing agency and led a brokerage. Moats established a RealTrends Verified-recognized team in Texas and later worked on technology and tech-enabled agent models at a national brokerage franchise.
