McGibney, who took over leadership in March, believes that strengthening KB Home's presence market by market, rather than solely focusing on national volume, is crucial for improving performance and shareholder returns.
The Built to Order model, which allows customers to select their homesites, floor plans, and design choices, is being re-emphasized as a core operating strategy. This approach is intended to connect customer value with production visibility, construction velocity, and cost control, offering greater financial predictability over a full housing cycle compared to speculative building.
McGibney acknowledges that the shift back to a committed backlog model has temporarily impacted deliveries and revenue. However, he views this as a necessary investment for long-term outperformance. He also argues that the Built to Order model is strengthened by current affordability pressures, as it allows customers to pay only for features they value, starting with a competitively priced base home.
Operational efficiency is key to the success of the Built to Order model, and KB Home has compressed its construction time to approximately 100 days, among its fastest levels. McGibney suggests that further improvements may require new technological or construction approaches, such as panelization or off-site manufacturing.
