Freddie Mac is preparing for a significant update to its Uniform Appraisal Dataset (UAD) with the upcoming UAD 3.6 mandate, scheduled to take effect on November 2, 2026. This update represents a strategic shift for the housing industry, impacting lenders, appraisers, and Appraisal Management Companies (AMCs).
Daniel Miller, Senior Director of Provider Strategy and Distribution at Freddie Mac, discussed the implications of UAD 3.6, emphasizing the need for early adoption. The initiative aims to update the appraisal report dataset to align with the current industry-standard MISMO® Reference Model. A key component of this redesign is the replacement of all existing GSE appraisal forms with a single, flexible, and dynamic report capable of covering all property types, thereby improving the review process and reducing revisions.
Freddie Mac is providing various resources to aid in the transition, including a redesign timeline, a lender readiness kit, recorded webinars, and job aids covering photo and image requirements, ANSI reporting, and guidance for appraisers. The company stresses that the implementation process, including staff training and system testing, will take longer than anticipated, and waiting until the last minute could lead to liquidity challenges and implementation setbacks.
The UAD 3.6 Subschema leverages MISMO Version 3.6 and includes specific data elements and enforcement rules. Freddie Mac has also provided documentation such as the UAD URAR Delivery Specification, URAR Implementation Guide, and URAR Layout to assist software vendors and users in translating data for submission via the Uniform Collateral Data Portal (UCDP).
