The average price of a new condominium in Tokyo and its surrounding prefectures of Chiba, Kanagawa, and Saitama reached a record 101.35 million yen in the first half of 2026, surpassing the 100 million yen mark for the first time. This represents a 13.1% increase from the previous year, driven by rising construction costs.
Central Tokyo saw the highest average price at 142.49 million yen, the highest figure recorded since 1973. Chiba Prefecture experienced a substantial 56.8% surge in average prices, reaching 89.97 million yen. Kanagawa Prefecture's average price rose 20.0% to 83.46 million yen, while western Tokyo saw a 10.5% increase to 75.50 million yen. Saitama Prefecture was the only area to experience a slight decrease, with prices falling 1.3% to 64.69 million yen.
The number of new condos listed for sale in the greater Tokyo area declined by 0.8% to 7,989 units in the first half of the year, marking the fifth consecutive decline in the first half. In June alone, the average price in the wider metropolitan area increased by 10.6% to 101.37 million yen, although central Tokyo saw a 1.5% decrease to 130.13 million yen. The number of new listings in June also fell by 4.7% to 1,564 units.
