Kelley Blue Book Homes has launched a new consumer-facing home valuation platform, initially available in 11 states with a nationwide expansion planned by early 2027. The service aims to provide homeowners with more accurate property valuations and strategic selling advice, differentiating itself from existing automated valuation models.
The platform is a joint venture between True Footage, a firm specializing in appraisal technology, and Cox Enterprises, the parent company of Kelley Blue Book. It is designed to offer homeowners an independent valuation by incorporating property-specific details like renovations and condition, layered with neighborhood-level pricing data and market trends. This approach contrasts with automated models that rely heavily on public records and broad statistical analysis.
According to the company, the platform's valuations are engineered to be within 3% of the final sale price, addressing concerns that over 35% of automated estimates can miss the mark by more than 10%. John Liss, CEO of Kelley Blue Book Homes, stated that the company aims to provide consumers with an independent value and a strategy to maximize their sale price.
Beyond valuation, the platform also connects users with vetted real estate agents to assist in the selling process, aiming to mitigate risks of mispricing that could cost sellers significant amounts. The company plans a phased state-by-state expansion to achieve full national coverage.
