NorthstarMLS and REcore Solutions, in collaboration with WAV Group’s Fluente AI team, have introduced Project NexusRE, a novel infrastructure layer designed to enhance governance over how multiple listing services (MLS) and brokers manage and control the use of their listing data by artificial intelligence systems. This patent-pending platform aims to provide greater visibility and oversight, particularly as AI tools increasingly consume real estate data.
The core objective of Project NexusRE is to establish a governance foundation situated between MLS databases and the diverse array of websites, applications, and AI systems that access listing information. Rather than replacing existing MLS structures, the platform is engineered to consistently apply permissions, policies, and compliance rules across all data consumption channels and interfaces. This approach is intended to preserve data sovereignty for brokers and MLSs, preventing the value derived from curated listing data from migrating entirely to external AI platforms.
Industry leaders, including Tim Dain, president and CEO of NorthstarMLS, highlighted the necessity of this initiative, noting that current MLS infrastructure was developed before the era of widespread AI. Project NexusRE seeks to address this gap by offering a unified framework for managing data permissions, monitoring usage, and ensuring accountability as data flows to large language models and other AI tools. Brokers will be able to log in and see where their MLS has authorized their listing data to be used and under what terms, fostering transparency and dialogue.
The system is being developed with the intention of being owned and governed by the industry itself. REcore, an industry-owned services organization, will operate the platform. Initial testing is slated for the summer of 2026, and MLSs, associations, and industry partners are being invited to engage early to shape its development and governance models.
