Northwest Multiple Listing Service (NWMLS) has launched an AI-powered, ad-free home search on NWMLS.com in partnership with Broker Public Portal (BPP). The platform offers real-time listings, natural-language search, and direct connections to brokers.

This launch signifies a move by regional Multiple Listing Services (MLS) to develop and control their own consumer-facing technology, offering an alternative to large, advertising-driven national portals and potentially reshaping how consumers search for homes and connect with real estate professionals.
Northwest Multiple Listing Service (NWMLS) has introduced a new AI-powered home search feature on its website, NWMLS.com, in collaboration with Broker Public Portal (BPP). This ad-free platform leverages BPP's Cribio technology to offer consumers direct access to real-time property listings across Washington state.
The new search experience includes AI conversational tools that allow users to input natural-language queries and lifestyle preferences to find matching homes. It also emphasizes direct listing broker attribution, providing consumers with immediate connections to real estate professionals and member firms.
NWMLS stated that the initiative is designed as a "consumer-first" alternative to national real estate portals that rely on advertising and lead sales. The move comes amid increased scrutiny of how listing data is displayed and monetized, influenced by commission litigation and evolving broker practices.
In addition to enhancing the consumer experience, the partnership aims to provide sellers with broader market reach through Cribio's national platform without the clutter of advertisements. NWMLS CEO Justin Haag emphasized the importance of accurate, timely, and comprehensive listing information, while NWMLS board chair Jill Himlie highlighted the goal of prioritizing listings and relationships over advertising.
The collaboration aligns with Washington's Senate Bill 6091, which focuses on consumer understanding of broker relationships and compensation. BPP CEO Dan Troup described the industry-owned model as a way to strengthen participating firms and brokers while offering consumers a cleaner search experience.
