CRMLS adds 'Limited Exposure Coming Soon' listing option

Under the new option, agents can set the internet display for a coming soon listing to 'No,' effectively preventing its inclusion in IDX feeds. Once the listing transitions from 'coming soon' to active status, agents must manually change the setting to 'Internet: Yes' if the seller wishes for it to be displayed online. If a seller instructs no internet distribution, agents are required to remove the listing from all social media and broker-controlled websites.

CRMLS initially launched its coming soon status for listings in May 2020, with listings allowed to remain in this status for up to 21 days. The MLS began automatically syndicating coming soon listings via IDX feed only at the end of March of this year.

Art Carter, CEO of CRMLS, stated in an emailed release that the new form for limiting exposure is a "natural progression of giving sellers and their brokers greater choice in listing distribution." He added that CRMLS's coming soon policies have consistently been flexible to address broker requests and market practices, aiming to maintain a fair and transparent marketplace.

CRMLS is not the only MLS exploring expanded listing options. Other MLSs, such as North Carolina-based Canopy MLS, have also developed various listing choices for consumers, including 'Coming Soon/No-Show,' limited-exposure, and office-exclusive listings.
